Pre-Purchase Home Inspections
Congratulations! You’ve found the perfect home, and you may be feeling nervous. After all, purchasing a home is perhaps one of the most important investments you will make.
A pre-purchase home inspection gives you the security of knowing that your investment and family are safe in your new home. It provides you with an objective opinion about the condition of the home and the possible expenses you will face in the first few years. This assists you in making an educated decision about your purchase.
The home inspection includes a visual review of the entire home, from the foundation to the roof; this includes the exterior, plumbing, heating/AC, electrical and property structure as well.
A complete inspection takes approximately 2-3 hours and includes a written report. After completion, you’ll receive a home inspection report that lists all of the inspection findings, and we’ll review it together.
What Can I Expect from a Pre-Purchase Home Inspection?
A pre-purchase home inspection will give you a better understanding of your new home, with a snapshot of conditions on the day of the inspection. It involves a visual inspection of your home’s major systems and their components, defined by our Standards of Practice.
Here’s a brief list of the major systems in your home that Inspecan will inspect:
- Roof, flashings, and chimneys
- Exterior walls, gutters, and downspouts
- Windows and doors
- Decks, steps, balconies, porches, and patios
- Retaining walls, lot grading, driveways, and walkways
- Foundation and structure
- Electrical system
- Heating system
- Air conditioning and heat pump
- Insulation and vapour barriers
- Plumbing
- FireplacesThe Pre-Purchase Home Inspection Report
After we finish the pre-purchase home inspection, Inspecan will provide you with a home inspection report that details the house and its major systems, alongside an oral walkthrough of what we have discovered. The report will identify any significant defects and provide recommendations for repairs, further investigation, and maintenance.
The report will deal with the condition of the house at the time of inspection. While a professional home inspector will not give you a warranty or guarantee, they can provide you with the peace of mind you need to make a confident, informed purchasing decision..
